
All bookings are accepted subject to the following
terms and conditions.
1 - Bookings & Payments
° A deposit totalling 20% of the property rental cost is required to confirm your booking.
° Your booking is not considered as confirmed until we receive your deposit.
° Upon receipt of your deposit, we will issue you with your exclusive booking reference with which you will, subject to availability,
be able to purchase discounted ferry travel fares with Brittany Ferries. This offer is restricted to those persons residing in,
and travelling from, the UK.
° Payment of the balance of your holiday rental cost must be received at least 6 weeks before your arrival date. Failure to pay
the balance of your holiday cost on time will be regarded as a cancellation on your part of the holiday booking..
° The deposit and balance payments must be made by bank transfer. You are responsible for all bank charges. No card
payments are accepted.
2 - Security Deposit & Breakages
° A security deposit of £250, or 300 euros, is required for the holiday property.
° Your security deposit must be paid by cheque upon your arrival, and must be validated by a cheque guarantee or service
card to the full value of the deposit.
° Your cheque will not be banked by us, or used in any way to earn interest
° Your cheque will be returned to you by post within 15 days of the end of your holiday, unless you have incurred additional
charges which have not already been settled, or in the unlikely event that you have caused damage to the property or its
contents. Under these circumstances, we will bank your cheque, and send you another for the lower value. You will be
responsible for all bank charges.
° The property remains your responsibility for the total length of your stay. You must ensure that you do not put any foreign
objects, including tampons & condoms, into the waste water systems of the toilets, sinks, washbasins, bidets or showers.
° You are expected to take good care of, and not damage, the Property and the furniture, fixtures and fittings.
° You must inform us immediately of any problems should they arise during your stay, in order that we can resolve them. No
complaints will be accepted on the day of your departure.
3 - Service Charges
° The cost of electricity and water used during your stay is already included in the rental price of your property
° Typical electricity consumption for a family of 4/5 is around 8 to 9 kwh per day.
° Excess electricity consumption over an average 10 kwh per day will be charged at 0,40 euros per unit. This charge includes
for excess water consumption.
4 - Cancellation Charges
° If you wish to cancel your booking, then the party leader ** must notify us as soon as possible. The day that contact is made
will be considered to be the date of cancellation. Please click here to make contact with us.
° Cancellation charges will be made as follows :
- 60 days or more notice of cancellation - a charge of 20% of your rental price will be made
- 30 à 59 days notice of cancellation - a charge of 50% of your rental price will be made
- 15 à 29 days notice of cancellation - a charge of 75% of your rental price will be made.
- 1 à 14 days notice of cancellation - a charge of 90% of your rental price will be made
- Day of arrival, or later - a charge of 100% of your rental price will be made
** The party leader is considered to be the same person who booked the holiday.
5 - Arrival and Departure
° The property will normally be ready for you to take over between 3pm and 7pm on the day of your arrival.**
° Early admittance cannot be given, since time is required between lets to prepare your property.
° For the same reason, you must leave your property by 10am latest on departure day.**
° If your arrival is delayed for any reason, you must contact us so that alternative arrangements can be made. Failure to contact
us may result in you being unable to gain access to your holiday property on the 1st day of your holiday. Under these
circumstances, we will not be liable for any additional charges you may incur. Please click here to make contact with us.
° If you fail to arrive by 12 noon of the day after the start day of your holiday, and you have not contacted us, then your booking
will be treated as having been cancelled by you. Under these circumstances, you will be liable for 100% of the rental cost of
the property.
** Day of arrival and day of departure relate to the 1st and last days specified in your booking form.
6 - Cleaning Standards
° Your holiday property will have been carefully prepared for you, and you are expected to maintain the property clean and tidy
throughout your stay. This also applies to the swimming pool enclosure.
° Notwithstanding, an obligatory "End-of-Stay" cleaning charge of 40 € is applied.
7 - Personal, Travel & Car Breakdown Insurance
° Personal Insurance, Travel Insurance and Car Breakdown Insurance are not included in your holiday price
° You are advised to make arrangements with your own insurance company.
8 - The Property
° You and all party members agree not to use the Property for any commercial purpose, including without limitation, assigning
or subletting it.
° You and all party members agree to close and lock all external doors and windows when you leave the Property unoccupied
for any time, and to take all steps to ensure the security of the Property against damage, theft and other risks.
° You must not permit more than the n° of people detailed in your booking form to occupy the Property. This does not, however,
apply to babies whom we are happy to accept.
° It is not permitted to cause any nuisance, disturbance, loss or damage to the Property or any adjoining property.
° It is not permitted to park caravans or camping cars, nor to pitch tents, in the grounds of your holiday Property.
° It is not permitted to light any fires within the grounds of the Property.
° Smoking is not permitted inside your holiday Property or within the swimming pool enclosure.
° If you infringe these measures, the Property owner or their representatives can refuse to hand over the Property to you, or
can repossess it. Under these circumstances, the booking will be treated as a cancellation on your part. No refund of any
booking monies will be made and neither the owners nor their representatives will have any liability to you as a result of this
situation arising (including for example, any costs or expenses you incur due to not being able to occupy the Property, such as
the cost of securing alternative accommodation). In this situation, neither the Property owners nor their representatives are
under any obligation to find you alternative accommodation.
9 - Disabilities & Medical Problems
° If you or any party member have any medical problem or disability that may affect your holiday, we ask that you let us know
at the booking stage.
° We respect your right to privacy, but simply wish to ensure that we can accommodate any particular needs of the person

10 - Passports , Visas & Health Requirements
° Information on health is contained in the Department of Health leaflet T6 (Health Advice for Travellers), available from your
local Department of Health office and most Post Offices.
° You are advised to obtain a completed and issued E111 card (details in T6 leaflet) prior to your departure.
° You and all party members are advised to be in possession of all necessary travel and health documents prior to your
departure. All costs incurred in obtaining such documents must be paid by you.
° If you or any party member is not an EU citizen or holds a non-EU passport, you must check passport and visa requirements
with the Embassy or Consulate of the Country (ies) through which you are travelling.
11 - Liability
° The owners will not be responsible for any death, personal injury, illness, loss (including for example loss of enjoyment),
damage or expense, unless this results from their negligence or that of their representatives (providing they were at the time
acting in the course of their responsibilities).
° You must take all necessary steps to safeguard your personal property. No liability is accepted by the owners in respect of
damage to, or loss of, such personal property except where it results from the owners negligence or that of their
representatives (providing they were at the time acting in the course of their responsibilities).
° The owners and their representatives regret that they cannot accept liability if you or any party member are refused entry
onto any transport, or into France, due to failure on the part of the person(s) concerned to carry the correct documentation.
12 - Circumstances Beyond the Control of the Owner (Force Majeure)
° The owners and their representatives regret that they cannot accept liability or pay compensation where the performance
of their contractural obligations is prevented or affected by you, or otherwise suffer any damage or loss as a result of 'Force
Majeure".
° In these Booking Conditions, "Force Majeure" means any event which they could not even with all due care, forsee or avoid.
These events may include threat of war, riot, civil strife, actual or threatened terrorist activity, industrial dispute, natural or
nuclear disaster, adverse weather conditions, fire, flood and all other similar events outside their control.
13 - Linen & Towels
° No bed linen, including sheets and pillow cases, nor tea towels, hand towels and beach towels are supplied. You must
bring your own.
14 - Family Pets
° It is obligatory to inform us in writing, prior to acceptance of this contract, should you wish to bring family pets to the Property.
° You are responsible for removal and disposal of all animal excrement produced within the Property by your family pets.
° Family pets will be charged for as follows:-
1. 1000 euros per pet per week or part thereof.
2. Pets considered to be "large or threatening" and those required by French Law to be muzzled will be charged at 5000 euros
per pet per week or part thereof.
3. The obligation to depart your holiday one day early (the Friday) to enable specialist cleaning services to disinfect the
property. ° .
15 - Swimming Pool
° Use of the swimming pool is strictly limited to those clients detailed on the Booking Form.
° You are not permitted to invite guests to use the swimming pool.
° The pool is fully enclosed by a security fence, and conforms to all current French safety regulations.
° The pool is not heated.
° The pool is regularly maintained, but unusual or dramatic climate changes can sometimes affect the chemical balance of
the water and cause some discolouration. Under these circumstances, a period of time should be allowed for rectification.
The swimming pool is used at your own risk, and there are no lifeguards. You must, therefore, always observe
the following safety regulations :
° Always supervise children and never leave them by themselves inside the pool enclosure.
° Check upon your arrival which end of the pool is deep, and which end is shallow.
° You must enter the pool by the steps. Do not dive or jump into the pool.
° You must walk, and never run inside the pool enclosure.
° Never leave loose objects close to the edge of the pool, to avoid someone tripping and falling into the water.
° Do not swim at night, or when the pool is closed.
° Do not use surfboards or inflatable objects, except arm bands, in the pool and/or the pool enclosure.
° Always check that the gate to the pool enclosure is locked when you leave it.
Like the majority of private pools, this one has a plastic liner which can be easily damaged if abused.
To maintain the Security and Cleanliness of the Pool, please note that :
° Smoking is forbidden within the pool enclosure.
° The consumption of food and alcohol is forbidden within the pool enclosure. Soft drinks are permitted, but please, not in glass
containers. - Broken glass is effectively invisible underwater and can cause serious injury to pool users.
° Sun loungers, deck chairs and other suitable pool furniture has been provided. You must not bring other furniture from the
property to use by the pool, nor remove any furniture inside the pool enclosure.
° You are responsible for all reparation costs as a result of non conformance.
° You are responsible for any consequential income loss as a result of non conformance.
16 - The Law & This Contract
° This contract between you and the Property owners is formed in France and is subject to French law.
° It is agreed that any dispute, claim or other matter which may arise between you and the owners will be dealt with by the
courts of Les Sables d'Olonne in the Vendée, France.
° The booking contract will be considered void, if you either amend, add or delete any clauses to the contract. If you do so, then
your booking will be treated as having been cancelled by you. Under these circumstances, then cancellation charges will be
applied as detailed in condition 4.
° In the case of any conflict between the content of the Property information pack and these Booking Terms & Conditons, the
provisions of these Terms & Conditions shall prevail.
° In the event that any parts of these Booking Terms & Conditions are held to be invalid or unenforceable, the validity or
enforceability of the remainder of these Booking Terms & Conditions shall not be affected.
° Any doubt as to the meaning, interpretation or construction of these Booking Terms & Conditions shall be construed in the
property owner's favour.
